A strong start
We assist with the decision-making process and ensure that all formal requirements are met, including notice periods, voting thresholds, and the holding of a valid general meeting. We are also happy to attend extraordinary general meetings and help secure the necessary authorizations to ensure the project can move forward.
In addition, we help investigate opportunities for grants and financial support through municipal funding schemes. We support the technical advisor by providing sparring, documentation, and assistance throughout the application process.
Before the project begins, we review contracts and agreements to ensure that the board has a clear overview of the terms, responsibilities, and obligations involved.
Financing and project management
Financing is often a key element of any construction project. CEJ can manage the dialogue with the bank, obtain loan offers for construction financing, mortgage loans, and collective loans, and ensure that relevant insurance coverage is in place.
Throughout the project, we support financial and administrative management, including cash flow monitoring, so the board has ongoing insight into the project’s finances.
At the same time, we can handle resident communication, ensuring that owners and cooperative members are kept informed about project progress and upcoming milestones.
A secure completion
Once the construction work has been completed, a number of administrative tasks remain. CEJ can assist with finalizing the construction accounts, settling the construction credit facility, and arranging the final financing.
For associations where some members choose a collective loan while others prefer to pay in cash, we can also help establish and administer these solutions.
If things go wrong
Situations may arise, such as a contractor bankruptcy, where the association must act quickly and make decisions with significant financial implications.
In these situations, it is a major advantage to have a construction project administrator who already understands the project, the agreements, and the financial framework, and who can help the board respond in a timely and structured manner.
